Instructing Ashley Samuel
At Ashley Samuel, we aim to give maximum marketing exposure to achieve the best price for your property. We aim to sell your property in the minimum amount of time by conducting as many viewings as possible to suitable applicants.
We can also arrange Energy Performance Certificates for your property so that prospective buyers can gain knowledge of this before viewing the property.
Instructing a solicitor
It is advisable to use the services an efficient and experienced solicitor when selling your property. Your solicitor will be able to handle the legal side to selling your property and advise you on the formalities that need to be done.
At Ashley Samuel, we can advise you about the services of local solicitors who we do regular business with who can help and guide you through the selling process of your property.
Marketing Your Property
The Sales Team at Ashley Samuel will market your property to appeal to the widest range of prospective buyers. Our team will market your property through all available mediums including creating detailed paper and online brochures for your property as we understand that first impressions and presentation of your property count.
We will also advise whether we consider that any maintenance or decoration needs to be done to improve the marketability of your property and will gladly offer our maintenance services if required.
Accompanied Viewings
Our Acton office is open Monday to Saturday until late to conduct accompanied viewings with prospective buyers. We will take suitable prospective buyers to your property to conduct viewings at suitable times.
We aim to give the best professional service to both sellers and prospective buyers to enable your property to be sold as efficiently as possible.
Receiving an offer
If a prospective buyer wished to purchase your property, a formal offer will need to be made. As soon as an offer is received we will notify you both verbally and in writing.
After the formal offer has been forward, it is then up to the seller whether it is accepted or declined.
Agreed Offer
If an offer is agreed, then the following will be prepared by Ashley Samuel to proceed with the offer with Memorandum of Sale as well as write to all parties to confirm the agreed price as well as exchange solicitor’s details for each party.
Your solicitor will send out a draft contract to the buyer's solicitor who will then carry out preliminary enquiries. At this stage you will also be able to agree on dates for the survey on your property, exchange of contracts and proposed date for completion.
Exchange of Contracts
The next stage after agreeing the offer on the property is Exchange of contracts. This is done when the following have been done:
• Preliminary enquiries following receipt of draft contract
• Evidence of a good title
• Specific issues highlighted in the Lease
• Local search queries
• Fixtures and fittings to be included in the sale
• The buyer's mortgage offer
Once this has been carried out then a contract will be signed by both parties the deposit which is usually 10% of the purchase price
Completion
The final stage of the process is the Completion when the remaining 90% of the balance is transferred by the buyer’s solicitor to your account.
Your property has now been sold – congratulations!
